Orlando Real Estate: the Land of Disney

Written by admin on October 4th, 2008 in Real Estate.

orlando real estate
Yes, getting a piece of Orlando real estate is indeed a very attractive proposition. For a lot of people, buying Orlando real estate is like becoming a part of Disney or Universal Studios or just any theme park. Some others are attracted to Orlando real estate due to the moderate climatic conditions. So owning Orlando real estate speaks both of comfort and fun.

Some treat Orlando real estate as an investment for their retirement. In fact a lot of people buy Orlando real estate just so that they can settle in Orlando later in their lives. When it comes to investing in Orlando real estate, vacation homes also seem a popular thing. A number of people go for properties that are in Disney’s proximity. Renting out vacation homes is a popular thing and some people invest in Orlando real estate so that they can earn rental income till the time there decide to actually live in that property. With some tour operators offering rental guarantee, the vacation homes are gaining a lot of popularity in Orlando.

Sometimes people are even able to pay their monthly mortgage payments using the monthly rental income from the vacation homes. However, if you go looking for Orlando real estate (for getting rental income), you must make sure that you buy it as close to the theme parks as possible. That is where you will get the most in terms of rental income from your Orlando real estate investment. So, even though you might have to pay a bit more for that piece of Orlando real estate, you should also consider the fact that the rental income will also increase in the same proportion. Moreover, going for a vacation home that is cheaper but much farther from Disney and other attractions, might not get rented out at all. So that cheaper piece of Orlando real estate might actually turn out more expensive for you.

However, if you are looking to live in by yourself, then the proximity to theme parks might not be your priority. Instead you should be looking for convenience, in terms of comfort and in terms of availability of necessary amenities (and if you have kids then you would also be looking for schools etc). Of course, other/general criteria for selection of real estate would be applicable to Orlando real estate too.

So, Orlando real estate investment does seem to make a lot of sense. The only important thing is to evaluate the reason for going for Orlando real estate and then make a good decision.

Howtosell Timeshare asked:

gh the re-sale companies, I spent thousands with them! No Not through the so called re-sale companies, after receiving dozens of phone calls I paid three separate companies a total of almost £3,000.00 and received only promises. I was told the timeshare was already sold and then miraculously the sale fell through and that is the last I heard of it, eventually I realised I had paid solely to be placed on a list.

Then a friend recommended I speak to Tracey & Kim. How different, they did not ask me for any fees just to be placed on a register; they just explained they booked consultations for timeshare owners where I could go along and receive plain straight forward good advice. It worked for me!

After being guaranteed a genuine offer, I went along to my consultation at a local office; they were very polite and informative and I was amazed to find out that I could get rid of my timeshare, get up to 100% of my asking price back and have access to quality, low cost holidays from the comfort of my own home, all for less than I was paying in management fees!

Are you are serious about getting rid of your timeshare?

Hotwire Versus Priceline: Which is Better?

Written by admin on April 7th, 2008 in Travel.

priceline
Get Great Priceline Deals NOW
Hotwire and Priceline both offer some of the best online discounts available-particularly when you use their most robust discount programs-the ones that do not give you the name of your airline, hotel, or car rental provider until after you pay.

To find out which company is better, we sent Rick Archer, president of SearchSummit, to talk with Don Nadeau, the president of BidonTravel. Don Nadeau, a long-time budget travel expert, has worked extensively with both companies, and knows their pros and cons.

Which is better, Hotwire or Priceline?

They’re both excellent, but not identical. I prefer one over the other depending on my needs at the time.

Well, which one is best for discount hotel rooms?

The question of the location or neighborhood of your hotel spells one difference between Priceline and Hotwire.

With either company, you pick the price, quality, amenities, and neighborhood you want, but not a specific hotel. For example, with Priceline’s Name Your Own Price service, you can bid on a 4-star hotel in Priceline’s North Michigan Avenue district in Chicago. When your bid’s accepted, you find out the hotel name.

Because it wants you to have a winning hotel bid, Priceline’s neighborhoods tend to be large with lots of hotels in your price range.

In contrast, when using Hotwire, you don’t bid on your hotel. Prices are displayed.

Hotwire can use smaller neighborhoods because it’s not concerned with you having a winning bid. This makes it easier to pinpoint the location you want. For instance, Hotwire currently divides Priceline’s North Michigan Avenue neighborhood into two neighborhoods.

Then why use Priceline for hotels?

Priceline may be cheaper.

You can easily find out Hotwire’s price, and then bid a bit lower on Priceline. If your bid is accepted, you’ll enjoy a lower price for a similar quality hotel or even the same hotel.

In addition, Priceline has relationships with a greater number of hotels and with hotels in more cities than Hotwire does, which may mean a lower price for your trip.

You mentioned picking the quality. Whose hotel rating system do you trust the most?

Hotwire and Priceline star quality ratings are similar to AAA auto club diamond ratings. At times, both companies increase or decrease star rankings based on customer input. Although their hotels are not always ranked the same, I can’t say one system is better than the other, as both are so driven by customer experiences.

You’ll probably end up happier if you book higher ranked hotels-getting a 4-star hotel for a 2-star price, instead of a 2-star one for a 1-star price.

Which site gives you more information about its hotels before you pay?

Hotwire does. It includes helpful information such as the availability of airport transfers and whether or not you’ll be right on the beach. However, neither let’s you know some basic information, such as if pets are welcome.

What about their hotel price guarantees?

Many Internet sites guarantee hotel prices, but specifically exclude guarantees on the types of deep discounts you get using Hotwire and Priceline, where you don’t find out the hotel name until you pay.

Both Hotwire and Priceline guarantee that you’ll have the best price. If you find a lower price available to the general public for the same type of room, in the same hotel, on the same dates, you’ll get a refund of the difference. Hotwire will even give you back double the difference in price, excluding taxes. Although both have a rather short deadline for applying, these are great guarantees.

How about their cancellation policies?

Neither allows refunds or changes for their lowest prices. So you’ll want to be certain about your trip. However, both companies allow you to purchase insurance in case you are forced to change.

How do they compare on discount rental cars?

Both use top companies like Avis and Hertz. Go with whichever has the best price at the time of your trip. The quality of your experience should be the same.

Which is better for airfares, Hotwire or Priceline?

I really like that you can pick the time of day on Hotwire for a discount, instead of the Priceline system where you must to be willing to depart anytime between 6:00 a.m. and 10:00 p.m. for travel in the U.S. when using its “Name Your Own Price” program.

Of course, for the biggest discounts, you have to be willing to depart anytime of day on Hotwire, just like Priceline. In addition, Priceline has discount flights to more places.

As with hotels, you can always find out Hotwire’s price, and then bid a bit lower on Priceline. You may be able to get a cheaper ticket.

Our site has numerous Priceline bidding tips plus Hotwire information that helps you save.

Which uses the best airlines?

Both use major carriers like American, Delta, and United. Neither uses Southwest Airlines.

What about vacation packages?

I like that Hotwire allows you to book a hotel and rental car package without an airfare, which is great if you’re using a frequent flyer ticket that costs nothing.

Otherwise, go with the site that has the cheapest price for the same hotel, type of room, and dates. Both companies display prices and hotel or resort names for their vacation packages. This allows you to choose exactly what you want.

How do you decide which company to use?

I always compare them, and go with the one that gives the most quality for the money on the dates I need. You should be satisfied with either company, as long as you realize that you can’t change anything once you’ve paid and you won’t get a refund if your plans change.

Enjoy your savings!

timeshare
Howtosell Timeshare asked:

Most of Timeshare owners tend to hire or seek the services of  an online sale-by-owner marketing or advertising firm. With these companies or marketing gurus, your overall agenda in doing this covers the following:

To be able to market your Timeshares throughout the web to cover a broader audience. In terms of millions of traffic or surfers that may bump to your ad and be interested with your Timeshare. Doing this approach may simply cut-off marketing expenses compared to advertising your ad on TV or radio. Online marketing has a competitively low price in terms of advertising or marketing your Timeshare that has been for sale in decades. Online advertising or marketing assures you that you deal with “straight talk” and there are no hidden fees from online advertising or marketing firms. The bottom line here is that due to the various marketing and advertising schemes that you have implemented, none of those have succeeded and this is the last “straw” to get rid of your timeshare and this now depends on the online marketing or advertising firm or company that you are scouting for to do this.

How to Track an Online Company that Can Help Sell your Timeshare?

That is the most important question of all and there are various online firms that promises that “they can market your timeshare property to thousands and thousands of traffic or surfers on a daily basis”, organic traffic or “real persons” who will be interested in your timeshare inventory and that these companies are actively mining the net to track these investors.

But even if there is a slim chance to get that perfect company or firm that will be the “guardian angel” of selling your Timeshares, there are a few chosen firms that I can refer you that use an effective “internet marketing plan” in achieving the goal of selling your Timeshare. Sites such as the link indicated in the author’s bio is highly recommendable and it seems that those professional marketers or consultants have been selling and buying Timeshares for decades and has the greatest exposure in this field.

Once you start selling your Timeshares, the first thing to you must know is that you don’t need realtors or a real estate lawyer or even big realty firms to help you. Those are nonsense.

Let me tell you straight to the point: Dealing with the best experienced online marketers who know the nature of the Timeshare industry by heart is what you need. The best part here is that the company will even pay you out for a certain amount and I don’t know the details here but the fact that paying you out instead of you buying out their services gives the assurance that they know what they are doing.

Getting Started In Orlando Real Estate Investing

Written by admin on November 11th, 2007 in Real Estate.

orlando real estate
Kris Koonar asked:

Orlando is not affected much by the sub prime crisis, which has taken much of America by storm. Due to high demand as compared to the supply and fueled on by tourism, Orlando is one city, which could have only an ascending graph as far as property prices are concerned. Here are some ways, to put your foot inside the Orlando real estate door.

Due to the proximity of the Walt Disney amusement park, and also having lots of nature reserves such as the Ocala National Forest or Lake Woodruff National Wildlife Refuge, Orlando is a hit with children, adults and boomers in their retirement age, who want to retire peacefully in Orlando. So, you first have to do a proper research, as to which neighborhood is preferred by different kinds of prospective buyers. The best way of getting practical knowledge is to hire a real estate broker and watch his every move like a hawk. Check out, as to how he identifies a property, talks to sellers and buyers and closes that deal. If you have a mentor in that field, then that could be of great help to you. If you are a novice, then start off with a small deal to get a ‘feel’ of the market.

That way, even if you do not make money in that deal, you could still ‘earn’ some experience out of it. Along with that, you could attend classes or workshops or even join a university and learn about the proper paperwork involved in property dealing, especially in Orlando. Learn about the local zoning regulations, the tax and legal implications on buying and selling of properties in Orlando. If you earn a diploma or degree, then that could be of great help in enhancing your reputation, while making a deal. It could also help you in avoiding pitfalls, which you would have learnt only from your bad experiences in ‘deals gone bad’.

The important thing is getting a hunch about a good deal, which can be backed by solid figures. Then next thing is to act upon that hunch and close the deal as soon as possible. Identify the type of people with whom you are dealing. Check out their likes and dislikes and offer them properties, which fall into their budget and liking. Get into their mind and deal with them accordingly. So, if boomers require homes for retirement, then you should ensure that your property is near major hospitals and has adequate security. Similarly, people wanting to party all night long should be offered properties nearer to Tampa.

Matching customers with properties is very important, so that the end result is a sale at your end and a satisfied customer at the other. As you gain experience, you can employ a legal team to run after the paperwork, thereby leaving you more time to explore more properties. Since Orlando is coming up quite fast, you can also invest in land. Check major areas of land that is available to accommodate vacation homes, condominiums and hotels.

With the real estate market looking up and indicating that it is going to stay up in the future, now is the right time to jump right into the real estate pool. The risks are small and the rewards could be huge.

Travel Tips Memphis to Orlando

Written by admin on August 28th, 2007 in Travel Tips.

orlando priceline
Jack Yang asked:

A perfect travel needs a lot of preparation work. We need consult friends, agencies, hotels, or even online communities, like Y! Group or Acobay, to collect all related informations.

For example, in planning a trip to Orlando, Florida by air from eastern Arkansas, or for that matter, anywhere in the United States, a savvy traveler will do their homework for the best value and most convenient route and hours to travel. One must take into consideration what time the flight departs and arrives at it’s destination. If you chose a flight that is not non-stop, possible weather problems should be considered as many connecting flights may be in Chicago or Detroit.

In starting the process we decided to fly non-stop to reduce the time of travel and lesson the chance of lost luggage. The next step was to decide on the days we would travel. If a traveler is flexible, lower travel rates can usually be found. Priceline.com, Orbitz, and Northwest Airlines can be used to check prices and departure times. The benefit of using Priceline.com and Orbitz is that all the different airlines serving the destination from the departing airport will be listed. We then compared the prices of departing from Little Rock as opposed to Memphis. Memphis was selected as the prices were approximately half the cost compared to Little Rock.

Northwest Airlines was selected for the following reasons. First, the price was the most economical, $222.62 per passenger. Second, the travel times were very convenient for us, depart at 9:19 a.m. flight 954. Return flight #955 departing at 12:30 p.m. Third, the special perks we discovered with Northwest. Be sure to sign up with Northwest Worldperks. A traveler earns points that can be traded for tickets with each flight. The traveler can also earn miles through different programs and promotions at this sight. Two other sites where Northwest miles can be earned in a easy manner are e-miles and e-rewards. We use both of these sites.

A major concern at any airport is parking. This was handled through Priceline.com. Fast Track in Memphis was selected at a cost of $37.92 for four days of parking. Both times we have used this service it has been quick and painless. The Fast Track drivers make this often unpleasant experience an unexpected pleasure.

As we were going to end our trip by driving, a rental car was a must. We used the Priceline.com “name your own price” to get a better deal on a rental car. A condition on using this feature of Priceline is that once accepted the deal is final. We rented a mid size car from Avis for $86.24 total for three days. Avis is very handy and located at the airport which cut out transportation time to our car. The employees were very friendly and made sure we were in our car very quickly, which was appreciated. We have also used Hertz at the Orlando airport and were very pleased with them. If you use Hertz there will be a fifteen minute bus ride to the Hertz lot.

Using these easy steps any traveler should have a seamless trip to the wonderful city of Orlando and the surrounding area. Enjoy Disney and the other family destinations.
